New Carlisle Property Prepping for Development

The St. Joseph County Council has approved a zoning change from agricultural to industrial at the Indiana Enterprise Center property and Bill Schalliol, director of economic development for the county, says at least one project could break ground this year.
The Indiana Enterprise Center is a 7,200-acre project area east of New Carlisle and west of South Bend. Development activities at the site are currently focused in the IEC’s 2,900-acre Core Development Area, which currently has more than 1,700 acres of undeveloped land, including the property that was rezoned.
According to the South Bend Tribune, an attorney for one of the property owners told the council one unnamed business is considering locating a facility on the property which could bring about 450 jobs. Because utilities are already in place, the site is ready for development.
“The County has been working on this project area in earnest since Fall 2017,” Schalliol said in an email to Inside INdiana Business. “Home to a number of larger footprint industries, the County has been working to coordinate planning and development activities so that we can maximize development opportunities while minimizing impact on the adjacent to the communities.”
Schalliol says one project set to get underway this year is a $1.8 million fiber optic conduit extension project that will extend 24 miles of fiber to the western part of the county. He says the project will bring redundant, high speed fiber service to the IEC and the New Carlisle area.
Schalliol says the land will continue to be used for agricultural purposes until development is ready to begin.
