Growth continues at Mohr Logistics Park

Subscribe NowDallas-based Mohr Capital is marking the completion of another massive warehouse in the Mohr Logistics Park in Whiteland. The developer says the nearly 830,000-square-foot building, which is already 100% leased, brings the park’s total square footage to more than 7 million.
Known as Building 9, the $42 million facility is part of the 340-acre first phase of the industrial park. Mohr says the park now includes nine buildings that are either completed or under construction.
“This expansion of Whiteland’s Mohr Logistics Park goes hand in hand with Mohr Capital’s initiative of expanding industrial spaces nationwide,” Mohr Capital Founder Bob Mohr. said in written remarks. “The Indianapolis industrial market continues to grow at a record pace, and Mohr Logistics Park is a strategic response to the need for well-located Class ‘A’ space.”
The newly-completed building was developed by Mohr and sold in October to Met-Life. The developer declined to comment on the building’s tenants, citing non-disclosure agreements.
Chicago-based Pepper Construction Co., which has an office in Indianapolis, was the general contract for the project. Indianapolis-based Curran Architecture was the architect and American Structurepoint in Indy served as the project’s civil engineer.
The remaining buildings in the park’s first phase are under construction, ranging in size from 114,000 square feet to over 1 million square feet.
Gary Horn, chief development officer for Mohr Capital, says the park has been an “enormous success.”
“With nearly 1 mile of I-65 frontage, a professional team and Class ‘A’ construction, the Park provides an excellent option for tenants seeking an excellent location and superior quality,” said Horn. “Our partnership with the Town of Whiteland has proven how development and municipal objectives can co-exist and thrive.”
In April, Mohr Capital received approval from the Whiteland Plan Commission for its 153-acre second phase of the industrial park, which is expected to include up to six buildings, as well as possible retail space and a park.
The spokesperson said Mohr Capital is starting to build on that site now.
