New Albany-based Neace Family LLC moved the brewing business to Louisville, leaving the structure vacant. The brewing equipment was removed, opening 21,000 square feet of development space.
William Wilson Auction Realty Inc. is handling the sale. “Renovated and restored with high-quality materials, this is an exceptional property,” said Andrew Wilson, a principal auctioneer and broker.
The Tin Man Building sits in the Opportunity Zone. Evansville has marketed that area as the city’s hottest district for restaurant and nightlife. With three floor levels and an attached large warehouse facility, the auction company thinks the building is ideal for high traffic uses. “The Opportunity Zone designation provides a unique investment opportunity for this property,” said Wilson. “The amenities in this building lend themselves to an adaptive use that any buyer could move in and be operational in a short time.”
Wilson says investors may defer capital gains when buying into an Opportunity Zone or when they go to sell. Sealed bids for the auction are due August 21.
