New Apartment Complex Planned Near IU Bloomington

Aspen Heights Bloomington will provide space for 671 beds throughout four buildings.
Developers plan to break ground on the project this summer.
“Now more than ever, we recognized the pent-up demand for quality, Class-A housing in this market,” said David Helfrich, president of development at Aspen Heights Partners. “With accessibility to the campus and easy access to all that downtown Bloomington has to offer, we’re confident Aspen Heights Bloomington will provide residents with an elevated living experience at the property at a location that feels like home.”
The developer says Aspen Heights Bloomington will feature more than 10,000 square feet of amenity space, including outdoor courtyards, a resident clubhouse and several indoor study spaces.
“The demand for residential housing near colleges and universities continues to increase, and we believe Aspen Heights Bloomington is going to meet a critical need that will benefit the community and students alike,” said Thomas Whitesell, Group Head of the Pacific Western Bank’s National Real Estate Group, which provided financing for the development.
The development is scheduled for completion by fall 2024.
