Cubs Owner Hopes Development Sparks Growth

The owner of the South Bend Cubs says his proposed $21 million mixed-use development at Four Winds Field is a "natural progression" for the team and the city. Andrew Berlin says he hopes Berlin Place, which will feature 120 apartments and 10,000 square feet of retail space, will spur further development in downtown South Bend.

Berlin says they already have a waiting list for the one- and two-bedroom apartments in the development, some of which will have a view of the ballpark. He says a lot of research went into the project in order to bring more people to the area.

"Obviously, we want our development to be profitable, but beyond that, I would love to see our development attract other developers," said Berlin. "It’s such a lovely community and we’d love to attract more business into the area. If we’re successful in doing that, then I think that it’s, pun intended, a home run for everybody."

Berlin says they expect to be shovel-ready by the first of November and the project is expected to be complete by March of 2018. The South Bend Redevelopment Commission approved $3.4 million in tax increment financing revenues to cover infrastructure costs, with the remaining $18 million coming from Berlin.
